Abu Dhabi’s Aldar Properties is accelerating its expansion in Dubai, strengthening a flagship partnership with Dubai Holding to develop two large-scale projects valued at more than $10.3 billion.
The developers have added two strategic land plots, one along Dubai’s eastern growth corridor and another on Palm Jebel Ali. Together, the sites are expected to deliver nearly 14,000 homes, spanning family-focused communities and ultra-luxury waterfront residences.
Dubai’s property market ranked among the world’s strongest performers last year, extending the longest real estate upswing in the emirate’s history. The city has become a global magnet for investors, buoyed by multinational companies, international banks and wealthy individuals attracted by low taxes and a business-friendly regime.
Policy changes have reinforced that momentum. Relaxed visa rules have made it easier for expatriates, who make up the bulk of Dubai’s population, to settle long term and buy homes, strengthening end-user demand alongside investor interest.
Project details:
- The first plot, spanning about 4 million square meters opposite Nad Al Sheba, will be developed into a family-oriented community featuring apartments, townhouses and villas, targeted for launch in 2026.
- The second plot, on Palm Jebel Ali, will host an ultra-luxury waterfront development offering branded and non-branded residences. Covering nearly 250,000 square meters of gross floor area, it will provide direct beach access, with homes launching for sale in 2027.
